GENERAL CONDITIONS OF LEASING

LEASE - The lease is concluded in the name, and on behalf of, the owner of the property at the prices indicated in the price list.

PAYMENTS - Upon receipt of confirmation, the customer will pay a deposit equal to 20% of the entire amount; the balance must reach Casa Toscana at least 40 days prior to the start of the lease and upon receipt of this the customer will be sent the lease "voucher". For bookings placed less than 40 days prior to lease, the customer must pay the entire amount immediately.

DURATION OF THE LEASES - the minimum lease period is a week, from Saturday to Saturday. Out of season and in special cases, Casa Toscana may accept bookings for a minimum of three nights.

ARRIVAL - The arrival is set for between 16.00 and 20.00; departure is from 08.00 to 10.00. Casa Toscana must be informed of any changes in date and time of arrival at least two days beforehand and the customer must receive acceptance of such changes from the former. In the event of unexpected delay on the Saturday of arrival, the customer must inform Casa Toscana by 20.00 at the following telephone number: 0577-948.667 or mobile number 347-11.53.250. Casa Toscana declines all responsibility should the customer fail to call in the event of delay and the owner of the property be no longer traceable.

VOUCHER/DOCUMENTS/DEPOSIT - When the keys are handed over to the customer the latter must give the owner, or the manager, the "Voucher", an identity document for registration of guests in accordance with the law, and a deposit, as indicated in the price list. This deposit will be returned upon departure, following the deduction of compensation for any damages to the property and furnishings.

TIDINESS/CLEANING - Upon arrival the customer should find the property clean and tidy, and must leave it in the same condition upon departure. If upon arrival the customer finds the property untidy and dirty, he is requested to immediately inform the owner who, being responsible for the situation, will arrange for it to be cleaned.

NUMBER OF GUESTS - The number of guests must be that specified in the booking confirmation issued by Casa Toscana and may never exceed the property's maximum capacity.

MAINTENANCE - The owner, or his representative, reserves the right to enter the property in order to carry out indispensable maintenance work, such as gardening, tending to the swimming pool, etc.
- CANCELLATIONS - The cancellation of a booking must be compensated for by
payment of the following amount:
- up to 45 days prior to the start of the lease, 20% of the entire booking price
- from 44 to 30 days prior to the start of the lease, 50% of the entire booking price
- less than 30 days prior to the start of the lease, 80% of the entire booking price.
- RESPONSIBILITIES - The descriptions of the properties proposed are correct and written in due faith; Casa Toscana declines all responsibility for any alterations made by the owner without the company's knowledge. The customer is requested to telephone Casa Toscana immediately, preferably Saturday evening, but by Monday morning at the latest, issuing written notification of any complaints within 24 hours. The customer is obliged to grant Casa Toscana the time necessary to solve the problem in question. Customers who fail to issue written communication and leave the property before the expected date without express authorisation from Casa Toscana will forfeit all rights to reimbursement of the amount paid for the lease. Customers who issue complaints after the end of the stay will not be entitled to reimbursement. Should Casa Toscana, for reasons beyond its reasonable control, be forced to cancel a booking, it is authorised to assign the customer, upon agreement with the latter, a similar property at the same price. If the price of the substitute property assigned is lower, the difference will be reimbursed. If the price is higher, the customer will be responsible for payment of the difference. Should no agreement be reached, both parties are authorised to annul the contract. In such case Casa Toscana will reimburse the amount already paid, to the exclusion of any other reimbursement.
- COMPETENT COURT - Any controversy arising from this contract will be heard before the Court of Vaduz, the applicable legislation being that of the Principality of Liechtenstein.
