It has a surface of 260 square metres and is situated in a peaceful and fairly isolated area, in the northern suburb of Rassina, a village in the centre of the Casentino valley, 400 metres above sea level. The Arno river, which has it's source in the Falterona mountain, flows through the whole of Casentino.

Thanks to the villa's central location, it is easy to reach Casentino's main tourist sites with public transport.

In the other direction you come to the Valdarno, a wide vale with very different countryside but just as attractive.

In the town of Montevarchi you will find supermarkets and all the other services you might need, and from the railway station there are frequent trains that take 20 minutes to reach the old city center of Florence. Between Montevarchi and Incisa there are also the most famous Italian outlets, where the great fashion houses offer their products at reduced prices. There are many local restaurants offering excellent local cuisine.

Arezzo is about 25 km away, Siena 45 km, Florence 50 km, and at less than a kilometer away are some tennis courts which the owner can book for you at reduced prices.
